I was book smart by properly screening tenant and having the right docs.HOWEVER, never realized the difficulties of managing the DRAMA as a landlord. the 3 girls that didn't know each other, got into a "tiff"... and moved out.And On my second ROUND of SELLING this flip, we were smarter in handling the price point and able to sell pretty quickly.

Its 2 in the am and I have a cranky baby but I believe rent is not late in MA for up to 30 days from when it is due although you can have a lease with a late payment penalty.
