As long as you claim what is yours that is all you have to worry about.I understand if you are on good terms; however, that said:You need to make her be a big girl and learn it for herself.

We are currently working on a large project in Ambergris Caye, Belize,  it is an all equity play because of the financing issues that everyone has spoken of, but we create syndications so that investors who may have less capital or who want to take baby steps with international investing can participate.  

The key has just been to baby steps.

I was book smart by properly screening tenant and having the right docs.HOWEVER, never realized the difficulties of managing the DRAMA as a landlord. the 3 girls that didn't know each other, got into a "tiff"... and moved out.And On my second ROUND of SELLING this flip, we were smarter in handling the price point and able to sell pretty quickly.

I have one of those grids on top, but with a house full of girls we still get clogs. 

In high school, math was my worst subject, barely past it, probably had to do more with the girl setting beside me.

I get it, knowing that you will have 4 rehab/make ready/lease ups is important to know but if everything was 100% sweet with the seller old boy or ole girl probably would not be selling.

So my team I had 6 of them  3 boy girl door knocker teams.. we door knocked every NOD that was still live 10 days before the sale..

It's been baby steps.

Its 2 in the am and I have a cranky baby but I believe rent is not late in MA for up to 30 days  from when it is due although you can have a lease with a late payment penalty.
