For someone that's not as conservative, or a different view on the next recession, they might have a different opinion than me on all of this2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

You need an actual budget based on condition, guesstimates are usually fine, as long as you have a list of itmes they will average out.

Need to find large value add multi-family for 1031 exchange (light to medium rehab ideally) primarily hunting in DFW, Orlando, Phoenix but open to deals in other states, MSA's.Other markets/states under consideration are anything in PA, CO, ID, TX, OR, WA, AZ or the Carolina's.Don't really want to go under $800 per month on unit averages, ideally $1000+.Price range of $10-$50 million.If anyone knows, or is a producing commercial broker in these markets, I would love to get in touch!

They use national averages and try to adjust fr location but its not an accurate way of estimating costs.Bottom line there are not short cuts.

The thinking here is that I obviously want to start working on my assets column ASAP, but I'm uncertain what the math looks like for these trusts if I'm going to be pulling from it next summer to buy my own property.I see that these trusts make around 8% on average, and that the income is taxed, so is the 8% before or after taxes?
