If you are talking about apartments that are bigger than an efficiency or a studio, I think tenants expect a kitchen big enough to fit normal size appliances and adequate cabinet space.

As a frequent flyer to the Tahoe area I definitely believe this house will kill it with skiers in the winter and boaters/lake enthusiasts in the summer.We manage 75+ properties in FL, ranging from studios at $80 a night to 5 bedroom beach houses going over $2,000 a night.

@Brett Babcock we looked at a 50 unit building in Chicago (South Shore) in 2010 made up of mostly studio and 1 bedrooms and they was one one Peoples and one Comed meter.

I once had a NYC landlord in 2008 hang up & curse me out daily for a week when I asked for a rent reduction on renewal (1 bedrooms were renting cheaper than my studio & owner's were paying the brokers fees at that time).

She went out last week to the property and dropped off a welcome package along with an Amazon gift card I bought for the tenants (to try to start out with a good relationship).The numbers: 13+% cap rate, property taxes $745 per year, tenant pays all utilities, net cash flow $339 per month.Mortgage: Chemical Bank, friendly but SLOW.
