@Dan C. thank you for the input and I'll take your advice I'll simply sell the idea @Jeff Rabinowitz as always your information is always spot on , I'll probley volunteer my own time to save on cost @Scott Weaner once I complete the repairs and rehab on the right side I'm sure I'll ask for more rent for the updated unit and I'll O/o but I'll flirt with the idea once repairs are completed

Some main reasons I have found amongst tenants are: poor credit, inability to save down payment, aversion to the commitment of buying and the responsibility it entails, ability to pick up and leave once lease is over without having to worry about selling first, and fear of being unable to properly maintain home and repairs (roof replacement, a/c and furnace issues, flooded basements, etc).Nada

Here's the scenario:3 unit property1800 SFBuilt in 1935List price: $55KMonthly Gross Income: $1500 (currently fully rented out at $500 per unit)Owned free and clearIn a "C" neighborhoodI am negotiating to get this property for 3.5% down, with 5% interest at $400 a month with an amortization period of 10-13 years and no balloon payment.

Feeling safe is totally different, personally for me, I don't feel comfortable in renting to Class C- or lower properties because of the general environment and it does not attract the kind of tenant I want.Whether you decide to buy your own place or rent to others, run the numbers, be comfortable with whatever choice you make.
