Portfolio banks don't sell their loans, therefore they are the final say in how the loans are underwritten.Once you start talking to a bank, ask the loan officer about what metrics the bank's loan policy looks at.

Is the condo held in an association or is it a zero lot type setup.Things to watch out for on Condos is the HOA.

I have zero experience on doing a A/C install so i would need to research it first if i went that route.

State your policy for late fees per the lease. 

Ive done about 40 sub2'sIve always kept the insurance in the persons name on the property.Sent a letter of auth 2 release to insurance company.sometimes along with POA.Ive added my llc or trust as additional insured.Ive kept the policy in place and have had another one drawn up with my ins company as well in my LLC or trust.

As far as our office policy, we make all efforts to distribute by the 10th of each month.

I've been able to extend my personal umbrella to my rentals under the same home owner's policy which keeps things reasonably priced.  

If you had your own money and a high tolerance for risk, you might buy out any other claimants to step into their shoes and permit the sale to you by the PR.
