Have to be careful on these as you do not own the land but can typically depreciate 100% of the building versus a 75% building and 25% land ratio that most use as an average for a depreciation schedule.

Comps are always your best friend.Conservatively you should figure a property backing to a busy road will lose 10% of it's value versus the same house far away from the road or other objectionable view.There are nuances to this though.

If the building is really old it might be better to tear the whole thing down and build new.Look up crime only for the area with violent versus non-violent crimes and see if increasing, staying flat, or decreasing.
