We were very apologetic to the tenants and were in constant communication daily with them until it was resolved.

Being able to track a chain of communication per asset is very important to me.

If I have a question for my realtor as to what my local comps are for a property, I probably wouldn't be pleased if my realtor sent me a smaller bill for that time to do the comp's.I realize it's not an apples to apples comparison (as realtors usually receive a commission), but in the world of real estate I find investors like that approach (as it aligns with their normal communications with other contractors in their business). 

How have you been communicating with the tenant?

When this conversation is even had it demonstrates that their was a failure in communication, integrity or both.Don't market "we buy houses" if you do not in fact buy houses.

We have had issues with their poor attention to detail, untimely/incomplete communication, and generally not feeling like they have the drive to get our one property we have on "trial run" with them rented. 

After great communication last week and a written quote, the sod company won't respond to my calls or emails to schedule a date! 

Eventually you will have to communicate with those renting.
