Sometimes they will lie until they can't, sometimes they will avoid the direct question... but it does not leave me feeling that they are "quality tenants" in the least and certainly not more than someone else.An apartment building next to mine has a Dalmatian that just sits by the window all day howling and barking... no thank you.

I noticed the foundation didn't have cracks but the gutters were in bad condition as well as the windows were leaking due to bad landscape.

The occupied unit was not updated, though.The exterior of the property received new stucco, new windows, improved lighting, and security gates.

@Michael L. the reason I replied to your thread is that you and I do think alike; in the past I had created a list of "intangibles" that I would score two or more properties on, as a tie breaker of which to offer on first.My list, in no particular order is: market time, age of big ticket items i.e. roof & windows & hvac, neighborhood, schools, view, curb appeal, potential, floorplan, owner's benefits (size of master suite, common areas), and "gut feeling".I never actually used the list.
