Just ask any investor, we all have lots of list and emails/text coming in and the vast majority get a quick look then gone.

The remainder is largely overdone due to the vast majority of people in this nation not understanding the operational realities of our monetary system.

While on such a tight budget, go to the library & check out everything available by Robert Kiyosaki (starting with the beginning of his materials).  

They have very good reason and vast amounts of data to support their underwriting criteria and more often than not they get it right.

You inspired me to jump in and post:)I remember sitting in the library reading Rich Dad Poor Dad while I was going to college and that book changed the trajectory of my life!  

There is often grief and sadness we each must bear, but this incident is a tiny drop in a vast ocean that you should not give the time of day.I truly hope this helps you in some way, feel free to contact me if you want to talk more. 

But you can get into something will do vastly better than that after expenses and because it's 1031 compliant you can sell after the market correction and start to move into fixed assets. 

If the tenants are paying for water on a 1-4 unit, that is a vastly different methodology used for the apartment complex owner.

Agents are typically hired to sell a house for say a 6% fee, all in.....if they need to split that with a buyer, which is the vast majority, then so be it.
