Maybe you can transfer from LLC to LLC using a quitclaim, or transfer from LLC to your personal name with one quitclaim, and back into another llc with a 2nd quitclaim.

I am not fundamentally against using a lease option when it makes sense for both parties... and  not talking about lease options used in multi family or other commercial.

I wouldn't advise a DIY contract in CA if you are out of state and using a property manager they should already have a lease they use
