I had a tenant who flew helicopter tours in Manhattan and they essentially had a crash pad for pilots when they needed a local place to stay, I believe it was rented from the company and pilots could pay if they needed to use it.

As a MHP broker here in AZ the only property owners who made out in the 2007 crash were MHP owners.

Why the obsession with cap rates, unless you can predict the future (and so many wiser and more experienced investors than ourselves have tried and failed so many times over...)Personally, I vowed I'd do my darn best to try and not to fall into the same trap those walking a foot in front of me have just crashed into (as an individual or institutional investor, at least - and would like to hope entire countries would be able to follow the same reasoning process) - I ignore cap rates altogether, to be honest.

Survived the crash but rents were flat and costs were up so cashflow suffered not to mention a few bad tenants with high turnover costs soured me on residential real estate.I tried alternative investments, some worked some didn't, some turned out to be scams.

I don't know how real estate is in other countries man but I really think you need to focus on the one thing you want or else you will get way too overwhelmed and either crash and burn or not do anything.
