I think this could be a tough road to navigate but I would certainly look at minimum standards for owners just as you want to be selective on the tenants you put into a unit I think you want to be selective on the owners.

I was a little bit surprised, markets in Florida topped the list by a bit — I'd thought that, lower taxes aside, the huge insurance premiums would drive off would-be investors.Regardless, what makes sense for you is going to be specific to the type of investment strategy you're taking, but you could do much worse than looking at the cities mentioned above. 

True off market requires work by driving, street view, calls, mailers or other ways of finding true off market. 

Problems are where entrepreneurs make money by mentally reverse engineering the word into OPPORTUNITY at the very beginning.  

The "smart home" electronics would often be shared with other remote control items and useful security measures such as turning lights on and off even when your aren't home or seeing who's at your front door.
