Yes, learn basic accounting first, understand ledger of accounts and sub accounts, debit and credit treatments in assets, liabilities and capital accounts, what is capitalized and expensed, from there you need to understand the balance sheet and income statement.After understanding basic bookkeeping and accounting, then you can understand a computerized system and how it may manipulate entries that effect other accounts.

Things I can think of:- Online rent collection (auto bank transfers or credit cards)- Hiring a Virtual Assistant to act as a 'round-the-clock' call center to manage maintenance calls and scheduling showings- Having a good Rolodex of handymen- Hiring someone hourly to show the apartmentThanks for your ideas!

Long term- heights, med center, mid-town, Exxon, Grandparkway, there are tons of places.I believe you can buy as many as 4 properties with conventional loans(cheap down payments).The first step is go to your local bank(or 2 banks) and ask them to pre-approve you(ask for a pre-approval letter).

I hate to be the bearer of bad news, but you and your family are the only ones who care about you.People develop a marketing campaign centered around how much experience they have, how much money they "produce", their education, the company they work for, how many acronyms and letters come after their name, how great they are, etc, all while completely failing to address the most important question: how are you going to address the prospect's problem(s)?

Sorry, but I see the idea as trying to reach in your tenant's pocket, and you are but you're trying to justify it.A security deposit is to "INDEMNIFY" you for a financial loss, it is not a profit center to tap into.Even if you had a GC license, you can't charge yourself without departmentalized accounting, (the car dealer sends the trade-ins to the shop, the shop bills the sales department and the sales department ups the price to cover the shop hours, the same guy owns both sides and claims the net income) In RE, that isn't possible, making an improvement effects the depreciation to be claimed, you would be pumping up your basis in a property.
