My company has accepted many appraisal transfers from other companies who were not able to get the deal approved..

Do they transfer the security deposit and other documents to me? 

We were notified that prior to the transfer of title, we will need to establish an escrow account with funds equal to 125% of the estimated cost of repairs of the code violations we are assuming. 

This alone will help your business presentation if you can say you are a "regional REI meet up coordinator"!

I can't/won't schedule a wire transfer until I see the signed deed and HUD statement that actually tells me the final amount I'll need to transfer and that everything is legit.
