I was wondering if there’s anyone here with experience in investing in military towns (Colorado Springs or El Paso, for example)?

I'm just about to close on my first rental property (house-hacking a duplex in a small town outside of San Diego, CA). 

I purchased a condo in a college town years ago when the markets were down.

I should mention I live in a resort town on a lake and that's where most of my rentals are, there are tons of STRs here, but when you calculate in the vacancy times during the winter it isn't worth much more.

Contact any of us local investors when you are in town and you will probably be busier than you can handle.

When I first started doing STRs in my town, there were at least 3 other people doing the same thing and catering to the same target market (refinery contractors). 

In Newport News, check out Towne Bank and see what they're doing. 

KC is a big town, other PM's around sounds like you need to find one that fits your communication/approval for work style.  

Now, you might be limited on these things if it's your first deal or if the property is located in a rural/smaller town.  

Preferred lifestyle - Sometimes, living in a very desired area of town means getting a smaller home that can accommodate you and your preferred lifestyle.
