Our Company sold a small none performing 18 unit apartment building in Cal City last year for under $23,000 per door.

It happens now and then, but I would not bank on getting more than 1 deal every year or two.

@Tom ServerAdding it over existing subfloor will require you to undercut all your doors, and cause havoc throughout the unitYou should replace it as it’s mentioned.Depending on the square footage of the unit not sure if 5k will be enough and assume unit is completely empty of personal belongings and has no flooring in the unit over the subfloor

You can always run additional background checks if the first 1-2 don’t look good but I find there’s no reason to run one on everyone, just the most qualified candidate or two.

Most get bid up too close to full retail to be worth the risk but every week I see one or two properties go at a bargain.
