I have a new rental with a rain shower and I personally never liked it but heard a few people say it may be popular to female tenants.I think I don't like it because the large 12" diameter heads usually requires a larger flow rate to make it a nice shower and you don't have the option of installing a hand shower diverter, unless you reconfigure your pipes behind the tiles to install a full blown diverter.Is it a plus or a minus in a rental?

Totally just a preference, but if you don't have room for a real soaking tub, and there are no kids to worry about, I think a shower generally is just nicer looking and gives the opportunity to tile the floor and make it really nice at not so much additional cost, That being said, if you are going to put in an insert and not make it really nice, just go with the tub.
