I recently won a bid on a house for 30k, and would like to hear your input on what's my best course of action.I purchased this property as a buy and hold, and am looking to rent it out indefinitely after a few months of me living in it while i'm fixing her up.After a run down assessment of the property, i'm estimating around $10-15K is needed in order to make it appealing when the time comes for rental.I have around 8k of emergency savings in the bank that I can use, but I'd rather not touch that money since I like having a small cusion just in case life happens to throw curves.So what would be my best option for funding the renovation?

But if he suggests throwing it out and replacing it with one he "drafts" (i.e., takes out of his set of boilerplate contracts), then just move on.

Gosh, over the years I have helps so many clients rent and maintain their properties for small flat fees and about 2% tenant finder fees, it shocks me when you throw around 10% of gross rents.

I saw a guy use 3/8 plate steel behind door frame,,,for dead bolt to throw thru,,, secured well so the guy has to really work to get thru that.

(which by no means am I upset with, that's the cost of money and I should NOT had a moment of weakness to begin with) I only ended up with $29,xxxx I lost $9,000 dollars because I was stupid and gave into a some lame (fill in the blank) who was representing some buyers who were more concerned with throwing a fit over stupid little things.
