It sound like there are likely to be some additional expense in conversion of this basement into a third unit, however the additional income may in time offset these as well as the deduction of capital improvements (this is for a pro/CPA to determine what adds value, etc).

First thing to do is check with lender on guidelines for military to ensure they'll lend to you with only 2.5 years of guaranteed employment -- someone local, someone other than USAA with the guy 100 miles away getting paid a salary to do the job regardless of performance.

I read the rise and fall of the Third Reich from the first page to the last.. that was a heavy lift To be fair I did read the books of the day back in my 20s Think and Grow rich Dennis Wately Zig Ziegler Robert SChuler etc.many of the books you mentioned would just be to basic on concept for me personally so not worth the time simply from myexperience living the real estate lifestyle.

Even if you want to negotiate furniture outside of the contract you have to wonder, this raised an ethics question for you so would a third party see this a potential issue.

Also, there was mold and so we got bids to have it fixed, they got bids that were WAY lower than ours, our mold guy told us to have a third party verify the work and so our contract says that he would test before and after and approve the work.
