Unless you have 300k cash on hand to handle the rehab, getting a HML or PML to do the work will be impossible since its ARV will be less then what is needed is needed to get it rehabbed.

note investing is difficult here in the US and is a relationship business, I am sure there are mortgages you could buy in the UK but if you are just getting started, then trying to do note investing overseas to me would seem near impossible.

I stopped for a while to do life coaching and energy work, and then I met a guy who was a broker that wanted to get more into the development side so we teamed up with his dad, a lawyer, and started up.As things have progressed, I am now finding lots of deals, and as it turns out, the guy I am working with is not really delivering the investors like he said he could/would so I am learning that part of the process now too as most of my deals sit quietly on the sidelines.

If you can find a property with an assumable loan at a much lower interest rate, you could live in the property and house hack it for a year and then turn it into a cash flowing investment property and rinse and repeat.

Our first business credit cards using the LLC and EIN number, were TD Bank (which does report to personal), Chase Ink which does NOT report to personal, and then CapitalOne which also reports to personal.
