Nothing takes the place of driving the neighborhoods and getting to know them at a ground level.

Then perhaps use the HELOC again to buy a rental (unless our first flip yields a large enough profit to fund the next one).As of now I'm still learning and spending time exploring property searches, Redfin, Roofstock, etc. to get more comfortable with the playing field.

There are lots of owners out there though, I have another list of probably 20 houses where the seller will finance but I have to buy them at retail, which I won't do (same owner on those 20).
