I think the government (FHA) and conventional side will require at least a year, if not two of this type of income.

But on the for sale side, its a slow go and last time aruond took almost a year for it to start impacting the market. 

If you can recoup your upgrade costs within a year, go for it. 

I am just thinking ahead, just in case, but wanted to get input on what options I could have with current tenants in a lease that might not expire for close to 1-2 years from now in the event I "needed" to sell a house or two, either for a better cash position for myself, or to 1031 into a larger investment property, etc.?  

I have my primary residence single family home paid off in full Zestimate ~$500K, and no other outstanding loans for cars, schools, credit cards, and in good financial position with 2 years of reserves for expenses, etc.

We are looking at a 30-year fixed for a Single Family STR , but we are open to suggestions re: ARMs, Interest Only, etc.

Go straight into a 30 year loan and lay out 20% of the 280k. 

Over the years, I've done less and less of my own work for many reasons, but mostly because it's not the highest and best use of my time.
