@Edgar Perez When my clients purchase a property, I meet with the tenants prior to close to get their side, then I get the landlord's side, then I confirm everything matches on the HUD (for prorated rent and deposits) at closing.

Their clients follow them wherever they land so you could get stuck with no booth rent.

I do my investments and then work with clients one on one.

I would strongly advise against opening someone's mailbox.  

You can throw all the money you want at legal fees, that doesn't make you right, it just means you were able to strong arm someone into compliance via a business decision.
