Finished basements add value but approximately what it costs to finish them unless they are just like upstairs rooms with lots of natural light and doorways, normal ceiling heights, and you can add baths or bedrooms.

I'm in a tough predicament and am seeking advice on what to do in the following scenario:I bought a primary townhouse in a nice desirable community in Charlotte NC  in December of 2019 with specs of 4 beds/2.5 baths for $239,500 at 5% down.

It will likely appraise at $900K now as the 4-plex immediately across the street just sold for $1M and was dated inside though larger but still 2 bedroom units.

Hey Guys, I'm practicing doing comps on my own property right now, but I noticed there is only one comparable property (3 bed, 2 bath duplex) near mine.

There is another project taking place down the street that should bring a lot of foot traffic this way as well.

The first I got a new tenant in June and listed it (2 bed 1 bath 1000sqft) for $1,400.

A similar home just down the street just sold for 130k and I'm sure it went for more since that was just the asking price and I know at this time ppl are paying more then what's being asked so I'm thinking 135-145k.

Purchase price: $89,900 Cash invested: $23,380 1 bed 1 bath downstairs and a 2 bed 1 bath upstairs.
