I would also like to note that I Live with my parents (for free) and don’t plan on moving into this property.

Higher returns (typically) than say a note (whole package deal) versus a rehab flipper who is doing it hands on and basically has a job.

Please note that you are obligated to pay back their 401k (regardless of the performance of your real estate investment).As an alternative to taking the loan, you could even purchase the investment property directly using funds in your Solo 401k (assuming you select a Solo 401k plan provider which allows you to invest in real estate). 

A few things to note, I will be house hacking the duplex, the duplex isn't in my name, it's in my fiancee's name, and the card was initially opened as a sole proprietorship for some property management/repair work I've done.
