I am here in southern California and homes are still selling in less than 2 weeks.The agents that price the homes correctly will get multiple offers and sell in less than 2 weeks.The agents that price the home extremely low for marketing purposes will get 20 offers on a home.I tend to price the home slightly higher than the market and see if any buyers will bite, if not we typically adjust the price down over a course of 30-60-90 days down to the price where we start to get showings and offers. 

I'm working on a short plat and will be building another house on the new lot. 

You will need 2 years of track history unless you have another job/someone else on the loan. 20K is not enough to start.

I'm looking to connect with more experienced BRRRR investors/realtors to learn more about how to build a team and the markets to invest in.

For any investors who are knowledgeable about these areas or are currently active here, are there any particular neighborhoods, zip codes that stand out as good starting points.

If the new builds are larger and you do not need to do any work, that would be the option I'd choose personally. 

I would like to start a conversation about buying lots inside HOAs so I can learn from your experience.

My goal is to eventually add/build a few more tiny homes.
