You could not utilize a 1031 exchange and use the proceeds to buy in as an LP (as partnership interests are specifically excluded from being like kind in an exchange).

But, if one keeps up the mindset that your insurance company won't pay, then I think you are using either a poor insurance company or have the incorrect insurance policy.If you are doing AirBnB specifically, i thought the company provides some amount of insurance for you.I don't do str not exactly sure about specific homeowner's/landlord policies, but i know other str investors who use "regular" landlord policies and have checked with their insurers...LLC's as its said provide the limited liabiilty protection.
