I am a landlord in MA and recently had tenants move out and cause damages to my property (soot all over the walls + holes which required extensive cleaning, patching and re-painting).I did have a security deposit, but unfortunately, I was not aware of the very specific security deposit laws in MA. 

Trying to do a lease option to buy will require you to find a buyer very specific to your terms. 

That may be one reason why you're not seeing a lot of specific content on that.I'd recommend that both you take two separate but complimentary approaches to what you want to learn.1.

Doesn't have to be specific to this property but would like to know what YOU think are the most important numbers or ratios in analyzing a multi-family. 

if you are a beginning rehabber, this is a deal i would avoid, (unless you have experiences in other related areas or have researched this extensively or have asked experts i.e. structural engineers for their input), as 1) you don't know the prices your contractors would charge2) the estimated rehab costs are lumped under general categories (i.e. concrete, plumbing, electrical), but do you know which specifically/exactly you need to fix?

I am looking to build a 750 sq. ft. house ( a 2/1 specifically) and I just want to get a rough estimate of the per square foot cost?
