Why not 1031 into cash flowing properties out of state?

Layoffs have started for full time jobs and people want to save money instead of going on vacation, other people can't afford it because they have run up their credit cards because their salaries hasn't matched the rise of inflation for basic goods.

., so even if list price, cash is offered, another term might not work, so likely no way to hold a seller to sell until they actually sign an offer.

Think about all the effort and time you put in to getting that tenant from saving to purchase the property up through marketing, screening and move in.
