I just closed on 2 properties (Pleasant Grove & Grayson Valley) that I will be rehabbing soon and putting up for rent.

River West & Bay view are very popular areas but also pricey.

I'm thinking about investing in the central valley of California mainly because my family has farmland outside of Bakersfield and commercial properties on the coast but I think my money would do better out of state. 

I am a single mother living in nation most expensive ZIP Code in Silicon Valley where buying is definitely out of the question for me at this point of time.
