When I see what people got from a HML that actually delivered (when I am rate/term refinancing them out of it), it's typically a higher rate that got them the property.I'm not trying to discourage you from getting a good deal, @Adrian Chu, but trying to warn you against reducing it all to rate/term and introducing reliability issues that could cost you a great property.

If you have to go with an alternative solution like a no income verification or one that is a little more forgiving when it comes to credit, they're out there, but the time to investigate those options is now, not after you've purchased the property.  

My recommendation would to be to create a targeted marketing plan to identify and acquire off-market properties and/or to establish relationships with local, reliable wholesalers.

It's the safest, most reliable, and you'll never have to worry about it.
