Re-trading the price claiming the kitchen and baths need updating and it needs landscape and paint is NOT a valid reason to re-trade the price in my opinion as these were easily identified in your initial walkthrough.If you make offers sight unseen, then you will certainly need an inspection period contingency and get in there with your professionals once under contract.

Our goal and intention is to restore it to it's original condition (Repaint, recarpet, revarnish) and improve landscaping for curb appeal.

Painted interior, updated landscaping, added barn doors and other custom features on interior.

Other updates that are eventually needed in the basement are new floors, egress windows in 2 bedrooms, and possibly some landscaping updates. 

Remodeled kitchen, bath, opened up load bearing wall, added new plumbing and electric, water softener, landscaping.

@Federico Esquivel - Right off the bat I can say zoning and any other regulatory city overlays will play a huge role in what a developer will be able to do as far as a modular townhome, I imagine that's what Anja was thinking above.

Inflation might be with us for a coupe years; it has always been a multi year issue, and given several consecutive years that will totally shift the price landscape that we are used to. 

You'll usually also have to cover expenses like trash/recycling removal, landscaping, and/or snow removal, and you'll find that these are definitely not insignificant.
