It already has tenants, and my plan was to help the owner out of his tough situation by seeing if he would take the amount of his original loan (divided to pay off the remaining balance of the loan) so he doesn't have a foreclosure on his record, and would give plenty of room between that and current valuation.

Either way, I doubt you want to rent somewhere where it's already proven another tenant will file complaints against you as it could hurt your rental history record.

Just make sure you know what you are investing in (operator versus capital provider), what types of property the fund will be buying, and the track record and experience of the sponsor.
