I've done pretty well investing in multifam rentals and I've got friends that always say things like "when are you going to let me in on some of your deals?"

I am newish to out of state investing.

You shouldn’t be investing in real estate if you NEED the cash flow.

Even when there is a redemption period, a deed is issued and recorded, that would then be re-recorded to the previous owner upon redemption.

I have read a lot of books published by bigger pockets and other authors on real estate investing.
