I would flip this one, rents don't pencil out in this price range.

Jake-I'd love to find some property's in the 100k range that would rent for $1900 but in this area the best I can find is $1100-$1200 Jeff-my expenses would easily be covered. 

If in Denver I would bet its 5ft deep range.

I will echo the comments here, do not buy in the $30K range in turnkey, you'll be sorry you did.

So there were 186 sales in the range between $337K-$349K, clustered around the mean of approximately $337K.

I think it'll be tough to find something in that price range in Lincoln Park/Lakeview.  

In Malibu a circa '70's doublewide sold in the 7 figure range and the buyer has the privilege of paying thousands of dollars a month for the privilege of leasing the space.

Another problem we have had is the inventory is so low in our market for cheaper houses it's really difficult to find profitable projects in those price ranges.
