Provided you have/find legitimate reasons to deny, or you find a better qualified applicant, your true personal reasons for rejecting are irrelevant.

I’m afraid I wouldn’t qualify for a traditional mortgage (my DTI would be too high)- Any other advice on getting going would be much appreciated!



One of my sons is starting college in Eau Claire WI in one week, and I plan to purchase a 2-4 unit property in Eau Claire within 8-10 months for his residence next year.

Think of a property (REO or owner sold) which needs work to qualify for a mortgage and the seller does not want to invest any more $$ in the property.Most retail buyers don't have $25-75k liquid cash to make the repairs and even if they did, they would not find a conventional loan to purchase the property, so they would need cash or a 203k loan for the purchase and rehab.

I do have some beginner questions about a theoretical loan for ~100-200k:- How early can I get pre-qualified for an FHA or Conventional Loan?

Can spouse qualify in their name with their income?

Tell her to get pre approved for a loan or have her look around for state grants or programs that she might qualify for, sometimes they have no money down grants and stuff like that.
