The reason I say this is because the purpose of an entity is for protection and tax purposes.

I am starting to consider moving these properties to an LLC for asset protection, a step that I knew was necessary later down the road, but which I punted on while getting started.I planned to establish an LLC in the state of West Virginia and put the properties in it.

Any good tips or ways to structure insurance so you get good protection but it doesn't kill cash flow?

Heat is a big deal in the cold upstate region, and by including it I'm trying to ensure no frozen pipes and protect my investment.

I suggest forming an LLC. some here will say you do not have to that Insurance will protect you, that's up to you. if you bring him in as a partner i would have an operation agreement drawn up by an attorney on whatever the two of you agree too. you may want to approach them as just being a lender at a certain percentage rate for the loan.
