So today I was talking to my mentor and we were considering different real estate strategies to expand my horizons.He mentioned mixed-use properties, which I honestly have never considered as an investment.

I bought my 1st investment property in Buren, WA.

What I like about what he’s offering is that he says he teaches people to purchase houses, as well as other types of properties, without using any of your own money, loans, or credit.  

Currently, I only own one property with a mortage.

I want to scale, but currently I can only afford to buy 1 (maybe 2) properties / year.

I manage my own property in Virginia, and my tenant asked me to replace the oven because it's burning food.

Is it smart to buy properties that are already move in ready and rent out immediately in an area like this as opposed to buying rehab properties?
