Taxes are section 1200.When available (some of our local counties have it, not all) we will check back taxes online before visiting to see if there could be a hiccup.There was one contract that had about $15k in owned taxes that was beyond the period we could see online (it was like 1 year in the 80s not paid in full).

Hi @Brandon Baker,I would suggest reading Profit First and then open several local bank accounts to you or open bank accounts at Schwab (all online banking). 

Bottom line, we all need to see more women in prominent positions in commercial real estate.

Can i just go online and find a promissory note and mortgage template, write it and get it signed with all my stakeholders (lenders), or do I have to find an expert (or is it an attorney) and get it signed/notarized via some state authority? 

Then find the deal...network with wholesalers in the area, network at local real estate investment groups, network online like with facebook investment groups locally.
