I had my handyman take a look at it and he said either the motor needs replacing or the digital control unit needs replacing but it's beyond his handy abilities so I don't know how much this would cost me. 

Bottom line I could not have done it without my partners and the ability to borrow 10 plus million from my commercial bank for SPEC construction loans..  

Problem my debt to income is through the roof and I can’t count my wife’s income because her credit score isn’t good enough.

If you do want to get involved in some calculations you could try to figure out the time value of money against its current net worth with the income the home is generating.Or ignoring the complex math problems, a good rule of thumb is if you can make 10X the yearly cash flow when selling, consider offloading the property and investing in another.Cheers! 

@Andrew Harrell...was Valpo a target market for you because of the college and ability to rent to students?

They should know that it will probably cost them anywhere between $5000 to +$10,000 to get the problem fixed --- if it is possible to fix it. 

The problem is stability...I know a couple guys doing well in Cleveland suburbs...and around Indy.

If all your tenants leave after one year you have a bigger problem that just the leasing fees.

We both work full time, so I think the downside I need to consider would be a slow down to our ability to save and calculating the opportunity cost of our savings.  

All you can do is making the best educated guess and be a good enough problem solver once you have it to turn a profit.
