do anybody know how to locate private lenders

I thought this would be a good way to continue buying deals while I am learning more about raising private capital. 

There is a "public version" of the private FMLS website.    

Just get a letter from a bank or from your private lender, or a copy of your savings account statement, or anything that will show the agent that you have the ability to do a deal.Do you have a buyer agent?

Normally, they send out a private fire investigator to see if it was arson. 

When dealing with a private lender, how much of your own money is needed?

I use this method for most of my acquisitions.My own cash, line of credit, private party and temporary financing make the acquisition.

I am not familiar with private lending, but I thought I would look into it as it seems to me that a good deal could be had all around if a private investor was interested in helping us to purchase the home and finance the necessary renovations, and for us to pay a monthly mortgage to the private investor.At this point, I have not, of course, had an inspector out to the home and do not know how much renovation it requires.
