maybe middle class b areas but  Poor people don’t have the best hygiene themselves much less caring for their pets !

Your next question is likely "well, Max, wouldn't it be a poor investment if I don't cash flow while living there?".  

I had a friend put down laminate in an OLD home she purchased that had wood floors in poor condition such as you describe. 

of course, but i learned from that too. no one has ever set out to do anything and learned how to do it with out first learning how not to do it. the greatest story i ever heard was about the assistant to thomas edison. when edison finally invented a working light bulb, ( which by the way took him 10,000 tries), he gave the bulb to his assistant to carry upstairs to the testing lab. the poor kid tripped on the stairs and broke the bulb. edison simply made another one and gave it to the same kid again to take upstairs. when someone asked him why he gave it to this kid since he broke the first one, edison simply said " i bet he won't do that again". he was right. learn how to do something wrong the first time to learn how to do it right the next time. get out there and just get going...... good luck to you

Her's is going to sheep, but nonetheless the non-metaverse translation is a single, elderly woman (that spent her day cleaning her building) and is asset rich, but cash poor and might have to deal with tenants, maintenance and BS for another twelve months until her properties sell..Her discipline of low debt, no debt and frugality helped her reach and exceed very lofty personal goals, but when will she enjoy the fruits of her labor and how much do the sheep or the next in line deserve or require? 

It’s not like an inspector came through and said this thing has no insulation in the walls or has foundation issues etc. 

The attics in this area aren't really true attics--they're more like crawlspaces with some insulation thrown on the bottom.
