30 Day notice and if you have it sent from a lawyers office it might carry an extra bit of weight that could get their attention as they clearly are not paying attention to you.

Think of them like the private form of a zoning code, which is often how they are used.So two things 1) covenants are private and the risk of violating them is having a civil suit brought against you by another private individual 2) they are recorded documents so knowing what they contain is as simple as obtaining a copy of the document from the County Recorder's office or asking Title to provide you a copy.

We have both been feeling a bit... stuck lately.Now that I am working remotely (I asked my employer to remain remote even after everyone returns to the office... request pending), I have someone to go and split costs with, and I really don't have much keeping me in the Northeast (family likely moving to South Carolina in the next few years), I am ready to take the chance.There are so many places that I'm sure I would like but in an attempt to not get analysis paralysis, and actually commit to making a move, I decided to focus on Colorado Springs.This came after doing some research on decent cost of living areas that are ideal for young active professionals who love the outdoorsy lifestyle such as myself (and my friend).It seems like there are good job opportunities there if I do chose to get a job in the area (likely to be the case if my job denies my wfh request).Ultimately, I want to buy a small multifamily house to house-hack in but first I want to start narrowing down where in Colorado Springs I would like to be.I felt that it would be best for us to rent a 2 bedroom apartment for maybe a year in Colorado Springs to get a feel for the area and see if/where I would like to buy something down the road.I am not a big city guy but do like downtown and suburban areas.

Sometimes you can do this prior to opening escrow, but there are cases where a seller will not deliver financials until you commit and put up EMD.Initial Walkthrough - Confirm the number of spaces, the general condition of the utilities at each space, the status of the home on each space (POH, TOH, vacant, RV, etc.) and the condition of the rest of the park and amenities (roads, clubhouse, office, pool, etc).

.#2....Get with a loan officer to get prequalified or underwritten for a loan to see what you will need for down payment, closing costs, prepaid fees.#3....Get a realtor and go shopping.Texas is a giant place....for example Dallas to El Paso is 1/2 way to LA.....so 1/2 the trip is within Texas...so you'll probably want to buy in a combination of close to where you will work, then in the price range that fits your income or borrowing power.

Buyer bails and refuses to sign escrow cancellation

. - The buyers signed the release of contingencies at the end of the 60 days due diligence period - Buyers didn’t perform and asked an escrow extension of 4 months which was granted against a full release of the earnest deposit - Buyer signed the release and EM was transfered by the escrow company to my account- After the 4 months period buyers failed too close again- I served a notice to perform as well as a demand to close escrow- Sent the cancellation of contract and escrow but buyers refused to sign and informally communicated their desire to recover their EM- I refused to return the EMWhile the contract is likely dead, the unfortunate consequence of this situation is that the open escrow must be disclosed to the new prospective buyers which obviously is a turn off and causes me financial damages.I talked to an attorney who thinks the contract is void and suggested sending a formal letter to the buyers from his office to have them sign the cancellationThoughts anyone?

I purchased my first property, a two-family back in September 2020.First, my loan officer told me as of early April, Fannie Mae and such has been cutting back in adopting cash-out refinance loans from lenders by a large percentage, making refinancing second home/investment properties much harder.
