Ay 6 units you can't get the residential long term loan like a quad.So it's the no man's land grey area of not small enough and not big enough so unless you want to build up a 6,8,10 etc. and have 50 units all over town as your investment strategy then I don't like it.

Generally - short term loans for rehabs/flips are always going to be higher-rate and hard money will be your option - generally the lower-rate options like conventional or DSCR will be for turnkey or no-reno needed properties only.Other options are to utilize your own cash buildup or partner with an investor that takes equity instead of a loan

That needs to be cleaned so no junk is pushed through after ducts are cleaned and also so that the motor doesn't seize up prematurely from gunk build up.

I will also remove the "conversation pit" where the built-in seating is and have my fiance build up that section to be level with the rest of the living room floor....which will of course turn into new flooring.
