So, I am outside of Philadelphia and it takes me 5 minutes to actually leave my house, cross the bridge and physically be in New Jersey.

It is the cost of doing business, and in this case, location does matter for an owner occupant.It is interesting how the timing here is critical, between the letter of intent, the purchase and sale agreement, the mortgage lender's appraisal, the petition, the physical inspection, etc.

My experience with trying to find lenders on my one with which one can actually work when not being physically present has been - bad.

I read some articles on how to analyze but getting comps and checking on title are my main issues.Evaluating a deal - after reading up some posts, I got in touch with an experienced realtor to get me sale and rental comps on properties (along with his advise) but this realtor is busy and takes 1-2 days to turn around.

Since your pretty new to investing, I would recommend spending a couple weeks going through the forums, articles, webinars and podcasts on this website.

Some of the articles "facts" are indeed bogus.
