Rents for multifamily impacts value but rent for SFR's isn't factored into any equation for valuation on a bank's modeling. 

I dont know Atlanta what so ever....but in the DC area per square has no impact on a properties value, while in Massachusetts where I also do business it does. 

Major market changes will impact them - ie the last real estate crash in PHX where homes were renting for less than apartments. 

Remediation duration all depends on various factors including extent of the impact. 

I am a foodie so people usually send me gift cards to restaurants.You need to find out what her hobbies or interests are then it makes the gift more impactful and personable. 

Whether you plan to buy and hold vs rehabbing will have a definite impact on your numbers when analyzing properties.

That way you'll still get the effort of open concept but add functionality without impacting the floor.

However; when our son was growing up he was always at our meetings with various people and I don't think any of our business was negatively impacted because of it.
