Single Wide Mobile... Can't go conventional financing?

I have heard some mixed reports from my bankers this week an wanted to know if BP could shed some light 

We are wanting to buy a 79 single wide mobile home with a lot and a nice 2 car garage. 

My plan is to purchase with an "in house" portfolio loan and then refinance into a conventional morgatage after 6 months just like we did with the last house. 

We will de-title the home and attach it to a permanent foundation. 

Will this work for a secondary market loan?  Has anyone done this with a single wide?
