Alex and Rodney put down an option fee, which is a percentage (generally between 2.5-7%) of the agreed-upon purchase price, that will go toward the down payment at the end of the term.

To others, it can mean that a set percentage of that mortgage cost is offset by rents and sometimes the term is just used for any live-in investment property. 

These are the percentages I am working with (if you look at my post on this you'll see my examples of 2 that I ran, one at "list" and the other at "offer-proposed".Expenses (PM)-I use PMs for my properties but those that don't should still factor in 10-12% or what ever your local going rate is or what you negotiate.

Once you build up volume and loyalty, hopefully you can bring your commissions you pay out down.  

But the good news is, you can invest in the same investment that takes money from both sources as long as the investment asset is titled with the correct percentages tied to each source of capital (i.e. 50/50, 60/40, etc).Best,Davep.s.I'm schedule to appear on the NoteMBA podcast this week, so stay tuned!

Seems like the banks will systemically reduce the price after so many days by a certain percentage.

Distant relatives or friends from other cities or other states are not likely to want the property and will want to sell.But for you the investor, you have to realize that only a very small percentage probate cases or probate leads contain PRs who would be considered "motivated sellers".

Is your agent willing to write low percentage offers for you?

What percentage down payments are required for investment SFHs, duplexes and fourplexes?

OR if i end up listing with someone else, I would pay a percentage of course.
