These are the percentages I am working with (if you look at my post on this you'll see my examples of 2 that I ran, one at "list" and the other at "offer-proposed".Expenses (PM)-I use PMs for my properties but those that don't should still factor in 10-12% or what ever your local going rate is or what you negotiate.
