Sounds like you are a few years ahead of me considering I just set up a business/partnership with an architect Q4 of 2020, but we just closed on 2 properties this month and have 2 more offers that went out today..so, keep an eye behind you..hoping to catch up quickly :)I'd be interested to connect and learn a little more about what you have done/are doing. 

I’m planning on listening for another week or two and then starting my own room where people can learn about lease options, real estate partnerships, rentals, small multi-family, etc.

I think your answer lies in partnerships, commercial loans and owner financed properties.

The purpose of a partnership is to scale and grow, and having the same skillset as each other does none of that.Once you have a partner, ensure open, honest communication is maintained.

Then we moved to off market leads which we are still pretty new with and haven't gotten much done on that, though we have hundreds of properties to skip trace and hundreds of agents to call to build a referral partnership with.

One of the main reasons we are in a partnership is my W2/personal guarantee typically alleviates all of these issues for the bank.
