The bottom tier counties and cities have, again generally, not participated in the NC "big rally" in real estate.

If you are participating in the tax deed auction then you will want to base your bidding along with your other encumbrances so that you have a working profitable property. 

I'm proud to say so far I've been involved with 7 multifamily properties ranging in size from 19units to over 240units.  

I cannot personally be part of a venture having money in (cash or some other form of $) and then utilize my own SDIRA to also participate in the project.

Or does the fact that I wouldn't be living there and that I am already participating in a low down payment owner occupancy loan program disqualify us from any of those types of programs?

Hope to be able to participate in one, or all, of them eventually.
